Affordable Housing trends in India
- Public’s money is used to lend, it is involved in loans. It will ultimately go back to the.
- As a lender, one should know the affordability of the person to whom it is giving the loan.
There are 3 tiers pertaining to that: -
- Economically Weaker Section – Has paid under Rs.25000 per month.
- LIG (Lower Income Group) – Has paid more than Rs.25000 but less than Rs.50000 per month.
- MIG (Middle Income Group) – Has paid more than Rs.50000 but less than 1.5 Lakhs per month.
- By 2030, 90% of people will live in urban areas. People are moving towards urbanisation.
- In India, there is the value of purchasing own house and there comes the affordability mismatch.
Constraints are as follows: - - Land availability which govt is working on
- Lack of financial support from banks.
- Historically banks used to approve layouts but now it may or may not be there so banks have to ensure collateral so to ensure what is legally valid then they start funding such segments.
- 1% intent issue of not repaying the loan so the collateral comes into the picture. Here, the bank provided 10% to 14% interest while lending.
- Home loan is 100% subsidiary tax in such as Aadhar housing finance, Shriram housing finance.
